House of the Day: 148A 16th Street
If you can look past some of the surface-level aesthetics (carpeting, kitchen cabs), this small but cute house at 148A 16th Street in the South Slope could have some potential (especially of you are a vegetable farmer). The asking price is $935,000 but it’s an estate sale so we suspect they’ll be eager to make…

148A 16th Street [Aguayo & Huebener] GMAP P*Shark
“Vegetable Farm”? Puleeeze!
Maybe if you close your eyes and click your shoe’s.
The reality is that it’s about 50 feet of dirt that separate the house from the parking lot of the notorious “Vue”.
That’s 162 16th street, for those who don’t know.
Just Google those names and addresses and you’ll get a better idea of what the new owner’s might be in for.
I asked the Realator (Aguayo & Huebener)about all the work going on up the block and the empty parking lot, and she was very coy about it. Could it be because the same Realator sold all the units to the poor slobs in that building as well?
After a little digging and I found that the parking lot is vacated (for 2 years now) because of some structural issues that may lead to it’s retaining walls caving into the adjoining “Farms”. The building (all of 2 years old) is having other major problems, that they are now trying to get under control. The repairs will most likely entail many years of work.
All the people on that block will have to deal with many more years of construction and it’s effects (Dust, noise street closures, etc.)
I wouldn’t trust anything that Aguayo & Huebener, tried to tell me.
Not to say that I wouldn’t be interested in the house.
Close to the train. Close to shopping etc. on 5th. Seems to have some decent neighbors. At least on either side although I wonder about the rowdy (and loud) teens that I saw hanging in front of the tenement across the street.
Bottom line:
It’s a decent house in a decent neighborhood, but way over priced. Especially in this market.
Good Luck!
The one on 15th street. She listed it here… it sold. A few months ago? Anyways, it was cheaper — and more renovated — than this one. Similar size too.
heather, where is your friend’s house? where did she/he list it?
Is there really no bathroom on the main bedroom floor?
I think my friend’s house that sold for what, 100K less? Was nicer. And it had a new fancy kitchen and stuff.

especially of you are a vegetable farmer
you mean hobbyist with a small garden. the term farmer is waaaaaaay to loosely thrown around these days.
*rob*
ooooh, tell me where i can find better than $935K in this school district!
Is that a shanty town across the street?
Layout is ridiculous. 3rd floor tenant will see you heading to and from the crapper, as your only potty room is on the main level and opens into the common hallway. NEXT —–>
