This freestanding Victorian at 621 East 23rd Street in Ditmas Park has a great feel to it: Nice original floors and wood paneling, lots of windows and funky rooms, front porch and private parking, you get the picture. Given all this, the price of $875,000 seems pretty reasonable to us. What do you think?

  1. “Midwood proper” also contained Victorian micro-nabes: Midwood Terrace and Manhattan Terrace – also free standing, wood-frame Victorian developments. A few unmuddled houses from the original Manhattan Terrace remain – below Avenue J, east of the station.

  2. Get it for $500-600K within a few years as the market continues to meltdown nationwide, on Wall St and, of course, here. Otherwise add about $5K/mo in depreciation to tax, fees and upkeep @ resale. When the market wipes you out you’re effectively overpaying for a rental.

  3. This looks like a great place. The price (as Architerrorist notes) is because of the specific location. Prices on the Flatbush side of Ocean Ave are cheaper than on the Ditmas side. Put this baby on E. 18th or E. 19th and add a couple hundred grand, I’d suppose.

    The fact that South Midwood is north of Midwood always throws me about this particular area…and I don’t think I’m the only one.

  4. at best, u could call this ditmas-adjacent. but really, it’s east flatbush. hell, it’s probably more midwood-adjacent than ditmas-adjacent.

    cute place, definitely missing a bathroom on 3rd floor.
    but, as always, i’m sure the photos look better than the real thing.
