This brownstone at 17 Lefferts Place in Clinton Hill has a lot going for it. All the original details are in place and in excellent condition (dig those pier mirrors!), the kitchen has recently been redone and the house over 22 feet wide. There’s also a garden-level rental to take the edge off that mortgage….

The asking price of $1,775,000 is definitely on the high side for this location, but the house is so nice they just might get it.

Does anyone else see a bias in Brownstoner’s posts about his own neighborhood? I think that somone would have to be on drugs to pay 1.7 for this. Its a nice house but the area does not warrant that price. Clinton Hill still has a loooong way to go

26 Clifton Place looks like a nice place from the outside on google street view (don’t know what the inside was like). However, Clifton Place has one less story (it’s just a 3 story house), and is about 1500 square feet smaller than this Lefferts Place listing. On a price per square footage basis, that makes Clifton Place more expensive actually…
I think 26 Clifton Place is a very slightly better location than 17 Lefferts Place, and has a south-facing garden, which always gets a premium. And, it sold for $1,265,000.

Considering that it was listed for $1,185,000, I find that number rather hard to believe.
26 clifton, which is in V good condition sold for $1.28m.
Also, the begining block of Clifton place is better than Lefferts.
do think the price is a little high but price aside, house location is good and it looks real nice. love the triplex over garden rental setup
26 clifton place is NOT near enough for comparisons. but I do agree I prefer spending 1.7M for this than 26 clifton
