We’re digging the feel of this brownstone at 45 Brevoort Place but not the liberty the broker’s taking with neighborhood boundaries. (Sorry but between Franklin and Bedford ain’t Clinton Hill.) We’re inferring that the house, which is listed for $729,000, will need a new kitchen, as well as a bunch of other improvements. Still, for an old house lover, this could be a fun one. One caveat: This place is under 17 feet wide.

I am not one to call somebody out personally but this broker guy Alain is a real piece of work.
gs3, the eastern border of Bed Stuy is not Stuyvesant, it’s Broadway, so the name of a neighborhood doesn’t necessarily mean those streets are the borders.
While borders seem to change far too much, I really only have strong objections when they change to to the whims of the real estate industry, which is trying to maximize the cachet, or perception of one neighborhood over another. Of course, the properties in question always really sit in the “lesser” neighborhood. Since Bed Stuy is generally not the kiss of death horror word it used to be, I’m surprised they still try this. Prospect Heights, on the other hand, is still growing eastward, swallowing up Crown Heights like an inexorable tsunami.
From gmap streetview it looks grim. An industrial looking building next door. Abu’s Homestyle Bakery?

My understanding of neighborhoods is that the borders are different to different people, history, gov. agencies……

This is definitely Bed Stuy, on the same block as the building I featured as BOTD on Friday. A nice block a bit off the beaten trail. This seems to be a nice classic Italianate brownstone, with a lot of detail, even if it is narrow. Floors look great. Too much white paint, even on interior woodwork walls, and maybe on fireplaces, too, but that shouldn’t be a dealbreaker, paint can be removed. Still, price needs to come down to the 6’s.
