We’re inferring that the house, which is listed for $729,000, will need a new kitchen, as well as a bunch of other improvements. Still, for an old house lover, this could be a fun one. One caveat: This place is under 17 feet wide.

No, this is clearly Bed Stuy. I lived on this block up until 2006 in which I bought my own home in Stuyvesant Heights. I don’t want to dump on Bed Stuy because you all are good at that but I hated this block because of the close locale of the Shelter on Atlantic. We were always plagued by broken windows and stolen property from our cars. I love the neighborhood though for the kindness of the neighbors and the close proximity to the C train. The traffic is horrible on this block and cars routinely use it as a short cut to Bedford Avenue or Fulton and so, it was always noisy. And then the Mosque and Day Care on the block further created even more congestion. It would be a better block with the elimination of the shelter. But as we know, the shelter will stay because the neighborhood is predominately black and that’s were places as these are always found. Never in Park Slope or Brooklyn Heights. The agent is crazy and shouldn’t mislead those into thinking they are in Clinton Hills though. Tell me again, what is the big deal with Clinton Hills?
Do not be fooled by the misleading advertisement …. I saw this house about four weeks ago and placed a realistic offer of 700k (more comparable to the neighborhood…bed-stuy…and its comps). At which point they were offering to a “build to suit deal†as you can still see here: http://www.zillow.com/homedetails/45-Brevoort-Pl-Brooklyn-NY-11216/30614769_zpid/ At the time of my visit (b/c my fiancé looked at the house first) the agent was sleazy and uninformative; focusing on my chest and butt. The house was a total gut. The basement appeared to have been used as living quarters (there was a random window). There was no livable space at the time. I have no idea where the pictures came from unless they fixed up the place.
the Horror–the OUTRAGE at extending the smallest nabe’s border by ONE ENTIRE BLOCK. To mingle the pristine Clinton Hill with one of those filthy Bed stuy blocks–There goes the hood!!!!
That broker’s arched eyebrow and sly smile tells me he is ready to make sweet, sweet love, ladies. Or, perhaps, gentlemen.

It’s a broker’s mandate to fudge neighborhood boundaries.
Back in the stone-age when I bought my Clinton Hill house (Washington Ave.), all the listings around here were called “Brooklyn Heights”. If you used a magnifying glass you could see the “vic.” following it. Ten years ago, all the listings were “Park Slope vic.” and you still see newspaper listings from prominent brokerages for Fort Greene and Clinton Hill properties listed under a Park Slope heading.
I’m not sure it’s progress – but do you think I can still say I live in Brooklyn Heights?
Oh boy, I would buy this if I could. It’s a block from the C train and Shuttle at Franklin Ave — franklin across atlantic is getting nicer and nicer, and same thing with down fulton. It’s only a matter of time before this gets seriously nice.
2/3 intrinsic Bed Stuy brownstone value = 2/3 x 500 = $333K. An FHAish $729K? Buyer beware.
