This bay front brick house at 108 72nd Street is a charmer. The Bay Ridge pad has lots of original architectural detail along with modernized kitchen and bathrooms (which are perfectly tasteful but not eye-popping). The house also sits on a beautiful block and only half a block from Owl’s Head Park. The asking price is $779,000, which sounds reasonable to us. What do the Bay Ridgers in the crowd make of it?

    As you move north in Bay Ridge, the streets are more typical of Brownstones and some victorians. Where your friends live is more typical of
    “new” construction and where a lot of demolitions of old victorians took place to may way for large apartment buildings. But if when you move closer to the water in the 90s and 80s there are some very beautiful homes too.
    And as you move into the low 80s 70s and 60s you find some very pretty homes.

    Bay Ridge is a mish mash of all kinds of homes but there are some blocks that are just lovely.

  2. I can only remember a couple of times where it kind of smelled over there but for the most part the treatment plant was a non-issue.

    That area is really nice and quiet. Street parking isn’t bad down there. A lot of houses have garages so it’s not as competitive for spots. The downside is you’re on the R train but if you work on Wall St. the express bus will get you there in half an hour.

  3. As the listing says, this seems “well-priced.” I can’t wait to see it.

    I’ve recently looked at some homes in Bay Ridge and have been very impressed. I wasn’t very familiar with the area before. Bay Ridge is lovely, nice mix of single-family homes and attractive apartment buildings. Excellent selection of stores and restaurants. Good diversity, some good schools, safe, nice parks and places to run, and the Bridge views are amazing. Obviously much cheaper than the Slope for everything from real estate to a gallon of milk. Downsides of course–as mentioned by commenters above–are parking and its a haul from there to the city.

    You’d think that nothing I wrote would be new to intelligent Brownstoner types, but I’m always amazed at how many Brooklynites never go deeper into their own borough than their subway stop!

  4. Yes it is close to the treatment plant. I have friends who bought near there that say the stank can be bad some days but
    they didn’t seem to think it was enough to be a deal breaker when it came to buying. They are all former “brownstone brooklyn” residents. But if you have aversions to smells it may not be the place for you.

    Other than that this area is one of the prettiest in Bay Ridge.

    By and large my favorite area of Bay Ridge.

    Curious why you would say that?

    Have no direct experience with the area. We have friends in the 90s near 4th, and just off 86th near 5th. How does the NW quadrant compare?

    Also would like to know if anyone familiar with Bay Ridge knows of other references locals use to describe micronabes (e.g., something more specific than northwest or south side).

  6. It’s very close to the sewage treatment plant on the opposite side of Owl’s Head Park- The fumes can be overwhelming at times. I heard they’ve been having some trouble keeping the smell contained even after adding permanent metal caps to the tanks.
