This brick townhouse at 51 South Elliott Place in Fort Greene hit the market a couple of weeks ago with an asking price of $1,950,000. The four-story house is configured as a duplex and appears to benefit from an extension that not only makes the lower two floors larger but also provides the basis for a deck off the back of the upper duplex. Nice old floors and other original details also appear intact. Think the asking price is about right?

    DAve, I’m gonna come over there right now and open your eyes for you.
    The wall is there!
    Look at the first floor. Do you see the powder room? Look south of it. There’s stairs with an arrow indicating down. There’s a solid wall south of the stairs/closet.

    That void south of that is the main entrance to the house, up those pretty brownstone stair. It’s not shown and like I said, it’s a mistake that they didn’t, cause it’s confusing some idiots 🙂

    That door shown on the ground floor is under those brownstone steps.

    Look at the floor plans and look at the facade photo.
    sheesh, I’m tired of trying to explain this to you 🙂

  2. BH — This listing shows why the Bergen Street one is way overpriced (even if it is fixed up fairly nicely). I don’t know if this will get a bid at the ask in the next 30-45 days, but I wouldn’t be surprised if there were some that came in pretty close.

  3. The pictures are a bit blah (or maybe it’s the house?), with grainy/dark corners and ceilings. I don’t know, I really like double duplexes configurations, but the garden level looks too basement-like for bedrooms.

    DIBS, yes on first floor. Do you see the solid wall around the stair? That’s a wall. On that plan they left out the front door and a portion of the stairs that goes to the upper duplex. Mistake on their part, as it appears the entrance into the home/upper duplex is on the garden level.
