This 20-foot-wide brick house at 242 Bergen Street in Boerum Hill was on the market for back in June for $2,995,000 before getting yanked in July. It just re-emerged this week with a new price tag of $2,750,000. The recently renovated double-duplex is quite a looker but even so that asking price is hardly a lay-up in the current market. What do you make of it?

  1. I wonder if anyone is actually living in this place or if the furnishings are for marketing purposes only.

    If the former, one would think someone with enough money for such a house might invest in some artwork. The walls are depressingly bare other than some dentist-office type posters.

  2. This will seem like nitpicking, but, look closely at the bathroom. There’s zero storage… who lives like that? They even used a pedestal sink and what looks like a mirror which doesn’t open.
    I hate, what I assume to be, contractor reno’s, where it may look good, but doesn’t make sense if you live there. Also, look at the doorless shower… have you ever used one of those? It’s impossible to not soak the bathroom floor, even with a rainshower type head.

  3. If you rent the duplex for $4K-$5K per month that would finance about $1 million of mortgage implying that you’re paying about $1.8 million for your duplex which includes the responsibility of being a landlord. Too high.

  4. The house is beautiful. After looking over the floor plan again I noticed that neither unit has laundry. You’d think if you were paying well over 2 million for a house they’d have put laundry hook ups in there.

  5. Very nice, would love to live in the bottom duplex if I had enough money left over to afford private school for my kids.

    Two duplexes at $1.4mm each? Seems high. Even if you could rent these out for $6K and $7K (which you couldn’t) you are still talking about a cap rate below 5%.

  6. Price be damned its a beautiful house. I love all the wide plank flooring. And I think the layout is pretty sensible and generous all things considered.

    But no Ishtar I don’t see any way that you could make enough in rent on one of the duplexes to match rent on a comparable place. That is why this is a tough sell unless somebody wants to buy it outright or whatever.
