This 20-foot-wide brick house at 242 Bergen Street in Boerum Hill was on the market for back in June for $2,995,000 before getting yanked in July. It just re-emerged this week with a new price tag of $2,750,000. The recently renovated double-duplex is quite a looker but even so that asking price is hardly a lay-up in the current market. What do you make of it?

If today’s fugly rental of the day goes for $6,200, why can’t a beautiful duplex go for $6,500?

The Bergen St portion of the Boerum Hill historic district runs from 136 to 194 (Hoyt to Bond). So its close.

411 Pacific (same lot/bldg size but tri over grdn) went for $2.25 earlier this year – after 17 months on the market. I’m gonna guesstimate this one goes for $2.495 in Jan 2012.

tangential, but i saw keri russell standing outside this house on many occasions– it looked like her contractor husband was on the job. they’ve been working on it for quite awhile now…

Staged – none of the four investors live there now.
Paid $1.85 million in March 2007.
At least when it came out $5K shy of $3MM it was good for a chuckle.
Now its just kind of a sad tragedy.
142 Bergen (tri over garden) went for close to $2.75M, but it was a 25 footer with a stunning reno.
210 Bergen was a big hit on the house tour and when it was a HotD here last month. Multiple offers on the $2.09 ask (17 footer? I forget), probably went for just over ask.
This one…just a head shaker. I feel bad for these people. I don’t know who ties their shoes in the morning.
I think for 2.75 on this block, you should pick away at every nit! That’s at least $500K too high even if the house was perfect.
