267 State Street was the first of the famous 14 Townhouses to come up for resale last fall. It came out of the gate with a price tag of $3,600,000 under the watchful gaze of Corcoran. That didn’t work out and it reemerged in May with Core at the same price of $3,600,000. Then in June the price was reduced to $3,200,000, where it remains today. The house itself is very nice and large, so it’ll be interesting to see where the price ends up. We bet around $3 million.

  1. High end like a mofo, wasder/Brennan. The mezzanine and skylights rock.

    But I hate how brownstones squeeze in the living areas (short ass sofas or longitudinally laid out long ones). When I get mine (some year, some decade, some life), I’m tearing down that damn wall and incorporating the staircase. Owner’s unit from the parlor up.

  2. The jail is reopening soon.
    Since this house was built, it has gotten 5 years older, the appliances are no longer new, etc. I don’t see how or why it should have appreciated 5%/year since then, especially since the ‘biggest sales’ house was, on a PPSF basis roughly identical or lower, and it is a much nicer house in a better spot.

  3. Donald–while I have never been in the house in person and am only looking at photos, the high end aspects are both in the design itself and in the finishes. I think that the open mezzanine thing will appeal to plenty of people and strikes me as a fairly “high end” (for lack of better term) design feature. Similarly, the bathroom suite looks pretty fancy. The kitchen finishes are nice as are all of the floor choices. Do you think “high end” is a reasonable description of this house?
