Wow: this brownstone at 431 Clinton Street in Carroll Gardens has been in the same family for 70 years. Unfortunately in that time it’s been chopped up into four units, which is never good for a house like this. Luckily, it looks like much of the original details has remained intact, though, so a buyer with the patience and money could likely end up with a fairly intact one- or two-family house. They’ll probably also want to end up doing some planting in the back yard which is currently mostly concrete. Still, the asking price of $1,900,000 is definitely less than a similarly-sized house needing no work would be, so we suspect there will be some interest.

  1. “Because the yard has a large windowless wall behind it, as opposed to another yard, I think that makes it a lot more attractive.”

Personally, I’d much prefer abutting 3 yards (one on each side). I like the feeling of space. It’s interesting to learn that some people prefer the seclusion afforded by a brick wall.

  2. Does this house appear on the “cheap” side or is it just me?

I also can’t help but compare this 1.9 mil to that 1.7 mil house on Sterling Pl. I know the nabes are different, but if I were looking to buy in that price range, the CG house would be my choice. I could walk out my door and go left or right as soon as I move in, as opposed to only turning left until Washington Ave becomes worth paying 1.7 mil to live next to.

  3. Pete, since all the floorplans show bedrooms in the rear and that bedroom pic doesn’t look like there’s a fire escape out the window (in fact it has unaccessable baby bars) I’m guessing there’s no rear fire escape.

That front door with the glass block is probably the single ugliest I’ve ever seen on a HOTD.
