Wow: this brownstone at 431 Clinton Street in Carroll Gardens has been in the same family for 70 years. Unfortunately in that time it’s been chopped up into four units, which is never good for a house like this. Luckily, it looks like much of the original details has remained intact, though, so a buyer with the patience and money could likely end up with a fairly intact one- or two-family house. They’ll probably also want to end up doing some planting in the back yard which is currently mostly concrete. Still, the asking price of $1,900,000 is definitely less than a similarly-sized house needing no work would be, so we suspect there will be some interest.

I read the floorplan as showing all the bedrooms in front –not the back.
So if the units will command $2,200 each, that’s a gross yield of 5.5% on the $1.9MM asking price. Not too bad for a starting price. And it’s 6.6% on $1.6MM which is starting to look rather attractive.
I have already inquired about this house a few days ago. All tenants will be out by October. Two are at market around $2,200 a month, the other two are month to month for around $1,500 each.

Pigeon, yes, I’m sure this is an area open for discussion (no pun intended) My yard is surrounded on both the North and the East by two large brick facades and I really like the privacy. I get the benefit of being open to the south to get the sun.
They are only a burden if they are paying below market rents.
