At first glance, we were excited to see a brownstone in Fort Greene hit the market for under $1.5 million. Upon closer inspection, however, this place at 176 Adelphi Street (which is asking $1,475,000) is leaving us a little limp. First off, the house is less than 14 feet wide; secondly, the renovation, while thorough, appears to have purged the place of much of its original charm. In this price range, we’d probably still prefer the deeply-flawed but larger and better-preserved 204 Clermont, which we revisited recently.

  1. my comment didn’t get posted. i find the floors cheeeeap looking. no comments on the kitchen- makes the floor look fancy though. (i agree, easy fix on kitchen cabinets, maybe even a stain job could make them more appealing?). but the floor, that’s a lot of work to change and teh “renovation” missed on the opportunity to make something nice out of it.

  2. Pete, that whole kitchen needs a complete rework. Move the entrance to make it against the far wall and then make an “L” shaped kitchen with an island. Then you have a lot of space at the rear for either dining table or small family room setup…which would lead out the back to the deck.

  3. if it had deck over the garden rental bedroom in back and then a stairway to garden would be much more appealing.
    Changing the kitchen cabinets isn’t that much of a big deal. (I’d move the stove out of the corner too – that was pretty stupid).

  4. Buyer better make sure what level of “noise” comes from that church next door with their fugly green astroturf and church van next door. Looks like that van is always right there in that same spot.

I confess I quit obsessing over prices (when they started going down) and after my frenzied one year search 7 years ago when I could have priced anything in every Brownstone Brooklyn neighborhood. I really have not paid close attention to the places in my neighborhood (eastern Fort Greene) but if this house goes any where NEAR asked, I will be doing a happy dance. Well, not really, since I bought it as my own housing solution (not a speculation) but is there really a Fort Greene premium? I would be blown away to see this house go anywhere asked.
    BTW, the Clermont house is crappy – bad renovation and UGLY exterior with those grey and red bricks.

  6. gem, from my read of tthe floorplan, there is no interior accss from the parlour floor to the garden level and to the cellar….only outside.

    Additionally there is no access from the owners triplex to the yard. it does look however that there’s a protruding addition on the garden level which would make for a roof deck at parlour level and then a stair to the yard.

    Look at the garden level and then look at the cellar on the floorplans. No stairs going from one to the other.

    It does make for a much larger garden unit with the only inconvenience being you have to go down the coal hatch from outside to get to the cellar.

  7. Looks like there is a w/d on the second floor. Other than the kitchen, which is horrible, I don’t get how this is worse than the one on Clermont, which clearly needs a lot of work.
