At first glance, we were excited to see a brownstone in Fort Greene hit the market for under $1.5 million. Upon closer inspection, however, this place at 176 Adelphi Street (which is asking $1,475,000) is leaving us a little limp. First off, the house is less than 14 feet wide; secondly, the renovation, while thorough, appears to have purged the place of much of its original charm. In this price range, we’d probably still prefer the deeply-flawed but larger and better-preserved 204 Clermont, which we revisited recently.

Based on the recent sale of 128 South Oxford (also very narrow, good Fort Greene location) for $1.175, and the slapdash quality of the renovation, I’d say 1.1-1.2M.
I agree with everything said above (and by the way, are those what folks have been referring to recently as engineered floors?), but I still like this much better than the Clermont house, which has more original charm but is a four-family, with a weird porch and no other outdoor space.
If this came down to about $1 million, it would be interesting, despite how narrow it is. All it really needs is a kitchen makeover, including a door out to a deck on top of the addition and some stairs down into the garden. It’s on a nice block, with good rental income potential.
Pete, this aint BoCoCa or ft greene prime – ie pricey
probably another $25k and little taste and thought would have looked much nicer. Right about kitchen layout could have been much improved….a few dollars more for better wood floors,etc. Now would cost double that to fix.
Another coat of poly in matte would get rid of shine —of course a few more area rugs would cover up much too.
Not really up on pricing around there – but doesn’t sound too out of line.

we had that too – we had to go through the hatch in the front of the house (ok and by “we” – I mean my husband!”) to get to the basement unless disturb tenant to get to boiler etc

Oh, those shiny poly floors…
ci11238, I do not know why someone wouldn’t go the extra mile and get Red (or white) oak Select rather than these sub grades with dark boards, making it look like a patchwork quilt. It is not that much more but wow it is such a difference. Also, it is not that big a deal to do a parquet with a little decorative trim. You are right, this looks cheap and like a crap installation too.
