This house at 714 Macon Street is pretty special. At three stories and 18-feet wide, it’s not huge, but original details abound: wainscoting, pocket doors, mantels and even the original built-in iron oven! (Make sure you check out the photo of the over. Crazy awesome!) It’s currently set up as an owner’s duplex on the lower two floors and a rental on the top floor. The listing says that the owner’s apartment has a newly renovated kitchen but the lack of photos makes us a little worried about the execution. The asking price is $649,000. Are there any good recent comps for this place?

  1. Well, DIBS… you’re on my list too! Well, not necessarily, only if you Stuyvesant Ave house sells for more than the $92,000 or whatever the tax is based on.

    Nothing else in this city is grandfathered as strongly as this ridiculous tax code. If you sell a property for $2 million… the annual tax should probably have some sort of relationship to that value!

    Furthermore, if the selling price has to take property taxes into account, Why oh Why is that a bad thing? (well, except for the seller.)

  2. OIC now, the bank sold it in June for 360K to a developer. I think it’s clever to start marketing the house before the renovations are finished, so the buyer has a chance to customize.

  3. Between Howard & Ralph…a bit too far east for me.

    786 Putnam, a much nicer block between Stuyvesant & Malcolm X just sold for $755k.

    The listing also says they’ll “tailor some renovations.” I thought it was completely renovated.

  4. Now this is a good example… Lets assume someone wants to pay $650,000 for this place. Not exactly the sum of a pauper. Would it be that unreasonable to also ask them to pay $6,000 for taxes ($500/mo)?

    The *actual* tax bill is $2,787.

  5. Looks interesting. Seems to be a disconnect between description and photos. Says pine floors have been refinished, says kitchen is granite, etc., yet photos show mostly unfinished floors (plus one new floor) and the old stove appears to be in a kitchen that is still under construction. No photos of baths. Listing needs more photos.
