This house at 714 Macon Street is pretty special. At three stories and 18-feet wide, it’s not huge, but original details abound: wainscoting, pocket doors, mantels and even the original built-in iron oven! (Make sure you check out the photo of the over. Crazy awesome!) It’s currently set up as an owner’s duplex on the lower two floors and a rental on the top floor. The listing says that the owner’s apartment has a newly renovated kitchen but the lack of photos makes us a little worried about the execution. The asking price is $649,000. Are there any good recent comps for this place?

I just hope the renovations are decent. Why no photos? Echoing Slopefarm’s experience, don’t get into contract on a house that isn’t finished. (Unless you’re planning to finish it yourself.)
Whoa, that stove is amazing. I wonder if it would be possible to restore? At least so it could act as a giant radiator or maybe a pizza oven or… something? Because spectacular as it is as a piece of brownstone archeaology, it’s so big you’d kinda want it to have some practical use. Maybe those folks out in Western MA (Good Time Stove) could handle it. Then again, I guess it would have to be done in situ. No point trying to move it anywhere.
cj…I remedied that issue by building a parlour deck. You get to sit our conveniently and enjoy the view of the garden but not actually having to be in it. Furthermore, if you offer that area below the deck to the tenant you get a higher rent and a more grateful tenant.
The problem with the top floor rental is that you give up a lot of privacy. Ideally, in a 2 family with a garden floor rental, you need a deck off the parlor floor so you can have access to the garden. This way both units have some access to the outdoors, and private entrances.
i think a lot of people would prefer to give up the top floor and keep the garden (lower duplex/upper floor rental), myself included. yes, you’d give up the staircase and could potentially hear footsteps above you; but it’s a sacrifice for the garden. seems like a good idea to me.
Want for that stove alone. Wow, what a beauty. Nice block, and nice house. It would be fun to work on this one.
beautiful parlor – what a waste as a bedroom! they need to put the tenant on the ground floor. why would you want a tenant walking through your bedroom floors with a center staircase? what are some renovators thinking?

NYC could definitely use the tax dollars. The real estate tax rate should be uniformly applied throughout the city. A 1% RE tax would help the city tremendously.
