466 State Street in Boerum Hill has been listed on the New York Times for over 500 days, and for all we know has been on the market even longer. The three-story building has a few original touches left, but also looks worse for the wear for having been a rental property. It’s fair to say that whether the person who buys this plans to occupy it or develop it that the house will need a pretty major renovation. In light of that (and the fact that no one’s bought the place yet!), the asking price of $1,600,000 seems a tad steep, no?

Which block has the halfway house / meth clinic…it’s not a State St block, it’s on a side street just off it…always a lot of deges hanging around there.
Just took Google man for a walk…it’s right there on Nevins, you could stand on the portch of this SRO and view it across the empty lot. Middle of this block would be fine, its a great block…but right there, not so much.

I agree that this is a very lovely block, even if it is sandwiched between Atlantic and Flatbush.
There’s a word for the situation where a tenant is living in a newly purchased SRO (even if he or she has signed the Cert of NH).
That word is “litigation.”
I think a certificate of non-harassment would work, but only if signed by the tenant against whom the eviction is taking place. Ask your attorney to be sure, of course.
This is a lovely block, only slightly marred by the empty parking lot at Nevins. I especially love the blue wood frame house with the horsewalk in the middle of the block.

I’m no expert on Certs of NH, but I think if someone is living in the building, the Cert of NH will not protect the buyer against that person. Cert of NHs are not golden, after all, they are only pieces paper, which can be contested, and which probably would be contested were the buyer to try to evict someone.
It does have a Cert of NH, so there’s that. But I do think this one will only appeal to true masochists.
Pigeon, this block is fine, you would have good neighbors, close to BAM, etc…but you would do well to avoid State between 3rd and 4th, there is a world of difference a block away. One or two blocks west is even nicer IMO.
