  1. It’s really two living rooms and a dining room. The living room on the garden level was probably originally a dining room, and it would be pretty easy to turn it back into one. That leaves front and rear parlors on the parlor floor, with a stair-hall separating them – a pretty common layout in a center-stair house with a proper garden level. The top floor living room is a bedroom.

    I personally would turn it back into a one family and break through the floor in the rear extension between the garden level and the parlor level. You could then create a back stair-hall with stairs that wind from the rear parlor down into the kitchen, which would help mitigate the kitchen-in-the-basement issue – the distance from the kitchen to the less formal back parlor would be much shorter. The laundry facilities in the garden level extension could be relocated to the bathroom on that floor. You probably don’t need a full bath off the kitchen, so you could turn that into a half bath and a laundry room.

  2. Gorgeous. The kitchen on the 4th floor could come in handy, unless you have younger children, perhaps. But you could always remove the unneeded stove and keep it safe.

    I’d love to live in this house.

  3. purdy. wowed by woodwork and greenery. i don’t think i would say this is a great value compared to yesterday’s hotd if this is 16.5 ft wide versus 21 foot wide, even after considering stair placement. however, the street seems very private. Nice pics; WL “open bidding” process might annoy some but they’ve got the goods this time.

  4. My favorite part of PS. Wish this were on the market when we were buying.

    I’d say it will sell above ask, unless it needs more work than the pictures show. Reconfiguring to remove the top-level apt is no big deal, and it looks like they’ve taken really good care of it. But “50 years in same family” can mean some major updating is overdue.
