House of the Day: 346 Hoyt Street

This smallish one-family house at 346 Hoyt Street in Carroll Gardens, which sold for $1,650,000 back in 2007, just hit the market with a price tag of $1,850,000. It’s unclear when it was done (pre- or post-2007), but at some point recently the brick house was renovated. Even though the house certainly appears to be in good shape, its size (1,824 square feet, according to PropertyShark) makes the asking price a stretch in our opinion. What do you think?

I might, in a million years, take an apartment without a window in a center room as long as it gets some natural light from other rooms with good exposure.
gkw…
are you kidding???, “aste a window on a bathroom”, “they should be in the center where it is dark”.
ugh, you have to be kidding.
I would think the bathroom should have window since it is the stinkies place in the house, think number 2 here.
I would never in a billion years ever take an apartment without a window in all of the rooms, kitchen and BATHROOM included.
ugh !!!
This house is obviously on the small side for a brownstone, but it’s not “teeny” or “very small”!
Check out the two story, 12 ft wide workman’s cottages on 2nd Place between Hoyt and Bond, for teeniness. And one of those sold for around a million, right? It was cute, but . ..
Ferral, besides your lack of argument, its not like this is columbia heights on the promenade. if you pretend that only one direction west exists then lucky you. and fwiw, i’m naturally snarky and usually disagree with the muffet.
Well to each his own. Glad so many enjoy it. I just find it a little inconvenient compared to other neighborhoods in the same price range.
gkw – please do explain my ignorance.
Sing it Pete & Feral. Sweet harmony. Great nabe. Great school zone. Teeny, OKish house. $1.675.
Yeah, those low million appraisals are ridiculous. They are not appraisals at all. They are wishful thinkings.
Ha, feral — nice.
I still live in Carroll Gardens and find it properly rated.
I don’t think they will get ask, but I agree with Pigeon:
“I don’t blame them for trying . . .”
