Now, four years later, the PLG limestone is back on the market with a price tag of $845,000. It sounds like some renovation was performed in the meantime and the interior is definitely hot stuff. Are you feeling that price?

Love the house, love the nabe, not loving the price.
I’m not hating but, like others say, you should get a much bigger discount for being way out of the prime PL Manor, nice house or no.
If the other folks are happy on the block, that’s great. They probably paid $200K several years ago.
There was a similar looking place on Clarkson that was asking $585. Same broker firm. So why the huge uptick?
Just because these folks overpaid doesn;t mean they should make a profit.
I apologize if I’ve mixed my Clarkson St blocka – I really thought there was one lot on the south side of the street closer to Bedford – maybe this is the next block? And I have said nothing about the price for this place, but I will say that BHS hasn’t taken too big a cut off ask on its last sales – generally no more than 10% of ask. Maybe you’ve confused them w. Corcoran?
Houses in the Manor are bigger than this one, and do, and should, sell for more. However, 2-family houses in the PLG historic district can be had for around this price, though if you use them as a two-family you’ll each only have one floor. Most people I know who’ve bought recently intend on turning them into one family houses.
As I said, I’d rather spend my money in a historic district and know that I’m not going to wind up surrounded by Fedders monstrosities or bathroom-tile covered horrors.

We might have different definitions of “way,” but this house is not WAY overpriced. Come one.
And, yeah (not to you shiller), but what vacant lots?
We all get that this is the very bottom edge of PLG, that it’s close to Flatbush, but it’s in the middle of a lovely row of limestone houses. It’s a location where you can buy a lovely whole house for a good amount under a million and feel safe.
I’m dying to see what one time HOTD 121 Clarkson finally closed for. The prices in PLG are all over the map. I know this is because there’s the historic district and the not-historic-district and there are quiet streets and freeways.
This is a legal one family that went for $450,000 in ’05 and $685,000 less than a year later.
In the more than 30 years that I have lived on this block there has never been a vacant lot. I’m not sure why Babs always says this.

No, I was talking about the vibe and feel, not the zip code (or the house tour).
My info is all scuttlebut from neighorhood residents, but I hear that things are selling for way under ask. BHS tends to list really high and then take a lot less. But compare this to the Corcoran houses on Fenimore that are asking in the 700’s–and have been sitting for awhile. Those blocks aren’t prime, but they’re a lot nicer than Clarkson.

But this is the southern edge of the neighborhood, and certainly different than Midwood or Rutland, but still close to the park and the B/Q. A house on Hawthorne II the same size as this recently sold for $930K, and every other BHS house in the neighborhood this spring has gone into contract within a couple months. Final prices will give a picture of the market, but stuff is moving quite fast.

FWIW we had a house across the street from this one on the HT the year before last.
Clarkson (and, I think. Parkside) are in a different ZIP Code than the rest of PLG but many neighborhoods are split between ZIP codes.
