25 Clarkson Avenue was one of the early House of the Day posts, way back in October 2005; it ended up selling in February 2006 for $685,000. Now, four years later, the PLG limestone is back on the market with a price tag of $845,000. It sounds like some renovation was performed in the meantime and the interior is definitely hot stuff. Are you feeling that price?

  1. Like this. Do not think price is crazy compared to other similar sized renovated house nearby.

Don’t know enough about the consequences of renting an apt. illegally, though. So … that.

  2. Definitely an illegal apartment. How is the broker even allowed to suggest using it as a rental?

And what’s with the “unexcavated” basement storage area? Does this mean there *could be* a storage area here, if you cared to dig it out?!?

But I love this house! And it’s instructive to see this house on the market for not much more than a rather decrepit co-op in Brooklyn Heights. Everyone will say that properties in these neighborhoods will attract very different types of buyers, yada, yada, yada … but I would consider living in either neighborhood if the right property at the right price came along, and here, there is no contest: PLG all the way.

I’m not really even in the market, but I may very well check out this house. Maybe I *should* be in the market. I love Park Slope for the amenities, though, including multiple subway lines (in the North Slope), easy commute to downtown, good shopping and restaurants/bars, so the big question is: are there any decent restaurants, cafes, groceries, etc. nearby? is the walk from the subway safe at night? other issues to be aware of?

  3. “The finished basement, which is currently separated from the house, has also had a complete makeover and is ideal space for a rental or business as it features a full kitchen and bathroom.”

    Can you say illegal apartment!
