42 Grace Court was a House of the Day last October while it was still listed with Corcoran for $5,950,000. It never sold, and has now been relaunched as an FSBO with a new price tag of $5,700,000. It’s a gorgeous house with a prime address, and the new asking price is within the standard range of last go-round’s widget average of $4,923,387, so we shall see.

  1. BH makes people feel like they’re almost in Manhattan, which is important to many.

    Plus, BH subway access is much better than most of PS, especially if you work downtown (and many very wealthy people do).

    Plus, BH is more exclusive, which matters to many very wealthy people.

    And yes, Rob, you did walk right into that one!

  2. The commute is not “marginally” better. Moving from 7th Avenue F to Borough Hall 2/3, 4/5, R cut about 20-25 minutes off of my commute–and I only go to Union Sq./Flatiron area. I loved Park Slope when I lived there, but I always hated the F train; now having better service and more options has spoiled me.

    Anyway, Grace Court is such a pretty street I can hardly stand it.

    Selling a 5m house FSBO seems insane to me.

  3. why are houses in brooklyn heights like 4x the price of houses in park slope when park slope is a better neighborhood and the commute from brooklyn heights into manhattan is only marginally better?

  4. Not so much desperation, more about delusion. The sellers are refusing to accept that their house is worth less than X. They probably still think their house is worth $6,000,000, and figure people will respond to the discount offered. I think it’s hard to accept that they lost $1M in 2 years.
