42 Grace Court was a House of the Day last October while it was still listed with Corcoran for $5,950,000. It never sold, and has now been relaunched as an FSBO with a new price tag of $5,700,000. It’s a gorgeous house with a prime address, and the new asking price is within the standard range of last go-round’s widget average of $4,923,387, so we shall see.

    Pigeon, I do jest (sort of 🙂 ) about BH being boring. I really like BH, as I like lots of nabes in Brooklyn. For me, every nabe is unique, in its own right, and the experiences one gets are vastly different. There are pros and cons to every area.

    Actually, I find residents of other nabes like Park Slope, Fort Greene, etc., much more prone to Neighbourhood Hypersensitivity Syndrome. I’ll take beautiful and boring Brooklyn Heights any day of the week over the “excitement” of listening to ambulances, honking horns and bars I had the pleasure of listening to for a decade on the Upper East Side. I prefer having most of the bars and restaurants in the adjacent neighbourhoods and walking 10 minutes to get to them while relaxing and sleeping in peaceful BH.

  3. I think the market for $4mil+ in the Heights has opened up again if the recent sales on Henry and Schermerhorn are anything to go on, but not sure that applies to sub-20 footers no matter how sweet the block and renovation
