It’s on the corner, which has it’s pluses and minuses, but it’s on one of the best blocks in the neighborhood.

Architerrorist, I hope you’re not suggesting that THIS house needs a gut renovation. It says on the listing it has updated mechanincals, and from the photos appears to be at least reasonably well maintained. Maybe a change of wallpaper and one’s own furniture and area rugs is called for, but that’s a far cry from a gut renovation where everything is ripped out to the studs. Why would anyone buy an older house in good condition and then proceed to rebuild it without the original paneling, moldings, built-ins, clawfoot tubs, etc?

Wow this is one fantastic house! Not loving the dropped ceiling shown in what I hope is the “playroom” but the living and dining rooms look great. Those two top floor windows on the facade or so cute. Crazypants, Prospect Park South is a gorgeous landmarked neighborhood just few blocks south of Prospect Park, right by the B/Q line, and near the shops and restaurants of Cortelyou road. I would love to live there if I had the family to fill up a great old place like this.

This house appears to be the in the same size/league/70s condition as it’s neighbor, the Colonial Revival on Albermarle that was listed at 1.2 and which is in contract through MKG.
MKG has two other new listings, which are around the 1.4 mark and are just greedy and unrealistic given those houses are smaller, have far less architectural value, in less desirable nabes, and in equal need of gut reno’s.
It will take deep pockets and lots of love to restore this home, but the ask for this PPS home doesn’t seem outrageous to me. Two houses in DP which are only slightly smaller and in mint condition are in contract through Corcoran around the 1.35-1.4 million mark. Suggests there’s some life in the Flatbush market for exceptional fixer-uppers and mint condition, move-in ready.
