House of the Day: 220 Rugby Road
Sure this new listing at 220 Rugby Road in Prospect Park South could probably use a little TLC but, man, what a house! Coffered ceilings, wood paneling, original floors—to die for. The price: $1,390,000. Is that going to cut the mustard? 220 Rugby Road [Mary Kay Gallagher] GMAP P*Shark

“Middle of nowhere, no…” – that was me, sorry if I offended, but looking at the map and not being intimately familiar w/ the nabe, where are the bars and restaurants and shopping?
I know not not every nabe needs to be PS or Williamsburg or even now Vanderbilt Avenue, but on the occasions that I’m tooling round in my car around there, it looks 100% residential.
That’s all I meant, I come in peace.
“Updated mechanicals” often just mean there is a new hot water tank. Doesn’t mean it’s all updated, and I would bet it has not had new electric (throughout) or plumbing (throughout) in 40 years. IMO, it needs updating, yes, but I would bet there’s much more under that wallpaper than meets the eye. Just saying from my experience reno’ing in the nabe, my own and others.
It’s a nice location – a short block from the subway or a long block to Cortelyou. And it’s got 2 shaving closets. The corner lot does mean a lot of shoveling when there’s a snow storm.
This place appears to be in perfect condition, except for kitchen, which is “older.” So you re-do the kitchen and you decorate. I like the sound of that original bathroom and the new gas boiler.
That house is for a big family…..beautiful, but…..
With some TLC, I could die happy in a house like this.
> Big honkin’ house, but kind in the midlle of nowhere, no?
Yeah, here be dragons.
[sound of eyes rolling skyward]
Love.
The floor-plans look like there were done for the last reno of the house. Not sure if needs a “gut” reno – but certainly a LOT of work.
Nice. Except the drop ceiling, and why would you want a jacuzzi in the basement.
