House of the Day: 220 Rugby Road
Sure this new listing at 220 Rugby Road in Prospect Park South could probably use a little TLC but, man, what a house! Coffered ceilings, wood paneling, original floors—to die for. The price: $1,390,000. Is that going to cut the mustard? 220 Rugby Road [Mary Kay Gallagher] GMAP P*Shark

Actually, there are 2 wonderful public schools serving the Prospect Park South/Victorian Flatbush nabe: PS 139 on Cortelyou Road, and PS 217 on Newkirk Avenue (where my 2 sons went). In fact, 217 is a DOE “A” school, with a wonderfully diverse student body and a top-notch staff.
An as far as “middle of nowhere” is concerned, I guess it has to do with one’s definition of “somewhere.”
I like it. I like the wallpaper. I think I have good associations with that color, or something. But, really, living room and dining room are great. The whole place feels comfortable. Minus dropped ceiling. But I bet I might not even mind the “older” kitchen.

I actually offered the owner $825k ($20k off his ask) seven years ago. He passed. About half of the first floor is taken up by the office space, which ate up the original front porch.
My plan was to use the office rental income for a few years to eventually pay for the porch restoration… Needs updating. Basement was in good shape, though.
There’s enough retail to handle the basics like groceries, hardware, etc., and some restaurants, mostly less fancy and reflective of the area’s demographics: West Indian, South Asian, Glatt Kosher, and so on. But the area definitely isn’t a hotbed of commercial activity. People are a lot more likely to entertain in their homes or on their porches, than to go out to eat several nights a week.

You can also take them to Church Avenue, Newkirk, Flatbush and Coney Island Avenue, depending on what you’re looking for.
It’s not PS or WB, that’s true. We’ve got all the basics, but not a lot of “fine dining” options. More of those are opening up though.

“Won’t you please, won’t you please, please won’t you be . . . my neighbor?”
…
Love your reno blog. Whoever buys this big ole house will have great neighbors.
I’ve always dreamed about pooling my money with some friends and buying one of these large houses => though I guess that dream could quickly turn into a nightmare.

Take your crazy pants over to Cortelyou Road for the bars, restaurants, bakeries, coffee shops, food coop / groceries etc.
