Other than its width, there’s really nothing to quibble with at this new listing at 62 Prospect Place in Park Slope. The four-story Queen Anne is gorgeous from both outside and in. In addition to all the old-school charm, there’s also an attractive modern kitchen on the ground floor that leads out into the simple but well-executed back yard. It’ll be interesting to see how the asking price of $2,150,000 flies. Might just work.

  1. Agree with Lesloaf – I have also been in this house a few times and the pictures do not do it justice. They did a wonderful job with it. Everytime I’ve been there, I’ve been jealous (envious?) of the sweet owners of this house. And I wouldn’t even quibble with it’s width. It has a center staircase, and it doesn’t feel narrow at all. Just an amazing house on a great block. I won’t claim to know comps on this block, but it’s a great house.

    Saw this on Curbed and pegged it would sell closer to $1.8 million after a number of list price revisions.

    I guess the homage paid on MBR must really exists among us real estate junkies.

  3. That beauty was a SRO? Do you know until when?

    The brownstones across the street from 62 Prospect Pl were used in the 1970 film The Landlord. One of the older homeowners from the block told me that in the 70’s you could buy homes on that block for between $10,000 – $30,000!

    The blog nostrandpark has a cool clip from the film where you can see how much change that block has gone through over the years!

  4. I have actually been in this house a few times, and it is incredible. The photos don’t do it justice. The owners bought it as a handyman special, after it had been an SRO for decades. The stained-glass windows had been painted over with black paint! They hired an artisan to restore it, even having the herringbone wood floors re-done by hand. I’m shocked that they are selling it after all that, but I don’t know the owners well (maybe they are relocating for a job or something?). This place is something special, and it’s on a beautiful, tree-lined block. I wish them well.

  5. If square footage is right, i would say 1.95 (my widget). Seeing how quickly others are in that range, realistically maybe higher. Convenience is really nice, but I dock this slightly because of future AY b.s. and 16.5 foot width. I can’t go more than $750psf even with nice kitchen. This layout isn’t gonna scare anyone in this price range looking in PS. This looks like it was priced by people who want to move it, the size of the financing in 05 might have something to do with that. They’ll do OK though. Love these front stairs.
