House of the Day: 15 Clarkson Avenue
This new listing at 15 Clarkson Avenue in Prospect Lefferts Gardens is a beauty. It’s dripping with original woodwork and has an attractive modern kitchen as well. The current only paid $540,000 for it back in 2007, but we’re assuming he’s put some work into it since then. The current asking price is $789,000. Achievable…

You know, I’ve been reading and commenting for more than 4 years and I’ve never quite understood the intensity of the rants that typically accompany listings with no floor plan. Yes, it is basically standard to include it in the web listing, and quite silly, lazy and shortsighted not to, but, in fact, it is indeed possible “for a prospective buyer to visualize how this house might work for his or her family without a floorplan.” One could do what we did back in the old days and actually go see the property.
Yes, BSD, that definitely is a deluxe sacrificial pit / chupa combo station in the backyard. Timeless.
It’s a nice place…not special but nice nontheless.

It’s three legal storeys.
Looks like a very nice house that someone would not have to do too much to. Don’t know much about the market nowadays in PLG, but this looks pretty good.

Dear Broker,
OK, I’m getting really tired of this. It should be obvious to every NYC real estate broker by now that in addition to high quality photos, any web listing must also include a floorplan! It’s simply impossible for a prospective buyer to visualize how this house might work for his or her family without a floorplan. If I were house-hunting at the moment, this might very well never make my list for this reason.
It’s elementary, my dear Sharif: include a floorplan with all listings!

Don’t know too much about this actual street but if proximity to the Park and the Q train are positive factors this seems like a pretty well priced house.
