This new listing at 15 Clarkson Avenue in Prospect Lefferts Gardens is a beauty. It’s dripping with original woodwork and has an attractive modern kitchen as well. The current only paid $540,000 for it back in 2007, but we’re assuming he’s put some work into it since then. The current asking price is $789,000. Achievable for this location?

  1. If people are selling a family-size property, like a house or 2 to 3BR place, then you have to have a floorplan. Parents of young children and pregnant women have no time to be running all over the place checking out properties that potentially don’t fit their needs.

    I’ll add my own rant to the floorplan rant today: Mine is against people like Tracel who describe neighborhoods with absolute authority when in truth they know nothing about it. That’s always so lame; totally unhelpful to people shopping for houses.

  2. Spread sheet with 100s of listings? Wow. Maybe that time could be spent just looking at places? Are the 100s of listings which match his/her wishes. Of course the 2 times I have bought I did so after seeing at most 10 places each time. Probably a mistake the last time, but whatever…

  3. Despite being a pretty consistent cheerleader for PLG, Clarkson is just not my favorite block in the nabe. In fact, when we were looking for a house over 20 years ago, the first one we saw in PLG was on Clarkson. It was a great house — only a couple of doors down from this one. But, we did not care much for the location then, and for all the reasons that Pigeon and Babs have noted, we still don’t.

    That said, the scene on this side of the Park is continuing to move and change at a very fast pace. In fact, sandwiched between the Park and the BBG, and with great transportation options, PLG is hardly “off the map”, Tracel, although it may be still be off a lot of folks’ radar. Fortunately, we are on Fresh Direct’s map, even though there actually are 3 decent supermarkets, several sources for organic foods, and a neighborhood food co-op is in the planning stages. There are also a number of sit down restaurants already existing and two more preparing to open. (For details, check out Hawthornestreet.com). A brand new bar, Lincoln Park Tavern, just opened in the last week or so. Come September, PLG will also have its own environmental science-focused charter school. A few years after that, the Park will open the much-anticipated, 70M Lakeside Center, for which PLG will be the gateway. Naysayers and doubters aside, the time to move into PLG is NOW — not after the nabe has already “arrived” and the market for homes on even streets like Clarkson becomes prohibitive.

  4. Clarkson Ave. is not landmarked (landmark district ends @ Fenimore St.). The block is a mix of houses, rental buildings, co-ops, and a vacnt lot or two where a frame house was destroyed for a failed development project. There is nothing to prevent more of this from happening, unfortunately.

    This quote summarizes my point. While I’m not personally in the market at the moment, a friend of mine who is creates spreadsheets with hundreds of listings before deciding which properties to visit. Listings without floorplans don’t make the top of the list, and may not migrate to the top later, once floorplans are added (if they are), if he’s seen other good properties, or added other more complete listings, first.

    Also, keep in mind that we all have different ways of visualizing a property we haven’t seen. For some, pictures alone may be enough. For others — myself included — a floorplan is critical. It’s just the way my mind works. I don’t think I’m the only one. A good broker would include both pictures and a floorplan on all listings. (It also bothers me that floorplans are virtually never included with rental listings, but that’s another story.)

  6. i think the impatience of the internet is one of the handful of side effects of the information age: i want it and i want it NOW.

    to put up a nice and correct floorplan, conformed with the branding of a realtor’s marketing takes some time. so do professional photos. probably not more than 3/4 days, but sellers want their listing up asap after their contract is signed (i know i did!)

    anyone complaining here should check back in a few days. most won’t bc they are serious about clicking not buying.

    of course there are also properties sold without professional plans or photos, but that is probably doing seller a disservice at the margin.
