Please continue with the “gang” discussion. Are we tiptoeing around a real issue here? Is this a “hot†block – meaning people are being harassed? Haiku’s are important but not as important as someone dropping ~$1.5 only to find they are in a little war zone.
hah, if you guys think this is pricey look at recent comps – 536 17th Street in WT (i hated) for $1.3 – and 366A 5th Street, a *15* foot wide gut reno with no details for $1.495. The latter was ps321 – but damn that thing was a sheetrock suburban casket. This house blows them away from what i can see.
Petebklyn, as far as i know for brownstones square footage used for comps is usually based on the building footprint – otherwise, the market would be nearly impossible to price with all the different layouts and what everyone thinks is sufficient “livable space”. I still think this is a truly legit 2200sf for pricing purposes. Especially here, with the mechanicals in a sub basement or whatever you call it.
Normally i will discount a 16.67 wide building because they usually feel really really small. But in this case it looks like they opened up the parlor, which is desirable and not something people love undertaking themselves. I think it takes some of the discount away, although that first floor will still feel narrow (the third floor isn’t usually a huge deal to me).
I love the layout except for one more bathroom on the 3rd floor would have been nice.
As my user name indicates i live in the heart of the “gang” territory. it is quite noisy mostly due to the elementary age children running around. The neighbors are pleasant enough if you engage them. In fact right now, some people are driving remote control cars down the street which is a bit noisy, but for the most part the kids are under control and in bed at reasonable hours. definitely worse in the summer though. drives some people nuts, make sure your brs are at the back of the bldg and you’ll be ok. it is a city after all.
