That’s less than most houses in this much-desired area, but keep in mind that it’s only three stories and, despite having considerable charm, the kitchen’s fine but not swanky. Still, for someone dying to be in this hood, the lower entry price might present an opportunity. Thoughts?

I didn’t realize this area was “much-desired”. Have always thought of it as second choice to Cobble Hill or Park Slope or whatev. But I like it. Sounds like they illegally rent the garden level.

Taxes in Boerum Hill are a fraction of what they are in Brooklyn Heights. It sucks.

As for the house Biff is right — this is probably going to close to or maybe even 50K above ask (if they are willing to wait it out for the right buyer). This is possibly the nicest block in Boerum Hill, so that should compenate for the three stories and the shallow 70 foot lot.
OTOH, it’s an only an entry point for a one family, so there is no rental income at all. It would be interesting to compare this with a four story 2 family — the same financials would work out to about $1.9 or 2 million I would think.
It’s alsp a little strange for the listing to tout the garden but not show any photos. Also, without a floorplan or mention, I guess we should assume there is no deck.
