This brick house at 186 Dean Street in Boerum Hill just hit the market with an asking price of $1,600,000. That’s less than most houses in this much-desired area, but keep in mind that it’s only three stories and, despite having considerable charm, the kitchen’s fine but not swanky. Still, for someone dying to be in this hood, the lower entry price might present an opportunity. Thoughts?

  1. Count me as one that was surprised to hear how desireable that area is! I’ve read many times how that small area is undesireable because of the govt housing on Wyckoff. We looked at a property near there not long ago and after driving by those projects, we just kept driving.

  2. Minard and Dibs,

It’s the garden level (not the basement level) that is habitable, and that may have been rented as a seperate apartment.
Why do y’all call it the “basement” level?

I don’t mean to nit pick. I’m just trying to clarify my understanding of the terms “garden level” and “basement level.”

  3. Is there a floor plan? Don’t see it.

Kitchen not swanky. Heehee, that’s ok with me. Tho not crazy about the floor tiles or whatever they are being continued on the island. But looks cozy otherwise.

These photos are poor. But looks like nice smaller house.

  4. Judging from the windows, this looks like a typical habitable basement to me. However renting it out would leave the owners with little space. Definitely a nice compact house for a small family.

  5. “There’s no C of O for the builing but that basement is legally habitable space.”

    Dibs,
    I don’t understand your comment.
