This listing at 259 Henry Street in Brooklyn Heights just hit the market with an eye-popping asking price of $5,250,000. It’s clearly a sweet pad (great location, nice architecture), but that’s a lot of dough for a place that isn’t knocking our socks off. Maybe it’s some of the renovation or decoration choices or maybe it’s the way it’s photographed, but it’s not the kind of classic show-stopper we’d expect for this amount of money in this market. Do you agree?

  1. OK…ON THE RENOVATION QUESTION AND HOW MUCH THEY HAVE SPENT…. I was looking through propertyshark and the DOB site and the only permits issued, since the current owner bought it, were for a new roof and the facade work.

    I would conclude that the interior renovation/restoration was all included in their 2004 purchase price. Unless the entire interior renovation was done in BH without permits, which i doubt.

  2. Not really understanding why Dark Haired Fabio painting over fireplace rated its own photo in the listing and the kitchen did not. Is that supposed to give us a hint as to who lives there? It’s an awfully ambitious asking price, even if they throw in Dark Haired Fabio.

  3. P Sloper…there is 25′ of yard space, certainly large enough for grilling and a few friends over, even if it’s one of those Yard Crasher grill setups!!!!

    On the powder room question…there are two in the garden level ; one just down the stairs from the parlour level.

    I’ve toyed with the idea of adding aparlour powder room (illegally of course) but it’s a double edged sword…It’s OK for me to use when I’m home alone but I think guests would want something a bit more private away from the others, especially during a dinner party.

  4. A beautiful house, no doubt. But I don’t think the broker’s listing is doing it any favors; most of the pictures appear to be of the parlor floor, with some possibly of the ground floor. And if any listing deserved Corcoran’s full-screen photos, this one does. But why isn’t there a single picture of the kitchen, or any of the bathrooms, or any of the bedrooms, or the “Library,” or the deck, or the garden? (But thanks for including two pictures of the “sitting area” in an upstairs hallway.) And I’m sorry, but for this much coin, I want an outdoor area where I can grill and dine, not just a place to lounge about outside of my bedroom.

    And there seem to be some odd choices in layout. Apart from the lack of a powder room on the parlor floor, why use the top floor room — which appears to have two large skylights — as a rec room/utility room/laundry room? Couldn’t better use be made of a room with all that natural light?

    This is probably a place you really need to see in person to appreciate the quality of the details, but I still think $5.25 million is basically insane.

  5. Do any five story houses in Brooklyn have elevators? I think that’s a Manhattan thing.

  6. mopar, shilly has a copper sink in his basement kitchen, down in the dark, where he entertains guests, as opposed to the parlour, where they should be entertained…..

  7. Dave, don’t you know, the copper sink is for the butler’s pantry on the parlor floor, not the kitchen — and this house does have one.

    This is the most perfect Italianate house I have ever seen. I hope there are no 2006 vessel sinks lurking in the camera-shy bathrooms.
