36 Joralemon Street was an Open House Pick last September while it was listed with Brown Harris Stevens for $3,800,000. Now the listing’s moved to Corcoran and the asking price’s been reduced to $3,450,000. This is going to be a tricky one: The owners have clearly spent a lot of time and money renovating the brick house since they bought it for $2,325,000 in 2005. Some of the rooms look nice, but there are enough strange design decisions (in our humble opinion) that a large percentage of potential buyers will be turned off. At the end of the day, we suspect this will be another example of a house that suffers on the market from being neither traditional nor truly modern.

  1. Actually, wouldn’t take much to tone down that bathroom. Looks like the border tile is the biggest culprit.

    But, in defense of people renovating in THEIR taste, as opposed to please-the-greatest-proportion-of-Brooklyn-Heights-buyer’s taste — I’m all for it.

    (Yes, I’m getting that the “personalness” of the renovation is in question here. Just making a general point.)

  2. what about this house is not “entirely modern”? The vintage advertising poster over the sofa? This is a brand new house and it looks it. There are very few new houses in Brooklyn Heights. It took the place of a one-story neighborhood bistro that had occupied that corner for years. I think it was built in 2003 or so. This will appeal to someone who likes to live in an historic district but to live in a brand-new house. There are plenty of folks like that.

  3. Anyone else remember the old building that used to be here? Great open space that housed a restaurant called Bistro 36. Before that it was a Japanese place – Tanpopo if I recall. Wonderful to place take the kids. The couple that ran the place was classic. Helen was the gracious hostess and Jim was the curmudgeon. Loss to the neighborhood when they sold the building and it got turned into this.

  5. It’s an unusual layout, but this house is (I think) part of a 2-unit building that was apparently divided into two separate lots, with the other house’s entrance around the corner on Columbia Place.

    JB — Isn’t that the advantage of the LLC structure? (although my read of the ACRIS is that this is now owned by individuals, not the LLC that renovated the two properties) One buys the LLC not the house, and there is no property transfer to trigger any reassessment of value.

  6. Not sure there were renovations involved on this house. IIRC, this was developed as a “newly built” or at least radically renovated house when it sold in 2005. There may have been some basic cosmetics done since, but I think that’s it. Another issue with this place is the location. It is not far at all from the BQE.

    As for price – Kim Soule tends to be a bit aggressive on price, but not absurdly so. That said, I think this is too high and will likely go for under $3MM.

  7. Nice office. Maybe I could actually be productive at home with an office like that. Rest of the house sucks.

    This is probably not a popular position on this site, but only $9K in prop taxes on house that’s assessed at approx $2.5M? Seems far too low to me.

  8. The plan is different for a Brooklyn townhouse – corner bldg with windows on the front and side but not the rear? And what is up with those two buildings to the right on the side street? They show up with boarded up windows on google maps. And the small rear yard, what’s behind that fence?

    All in all the setup to show is rather cold but the space appears to get good light and the layout seems liveable. Someone’s real stuff and a little color would go a long way.
