The three-family house is asking $1,595,000, which, if seems a tad high to us given the that it’s not pristinely preserved and it’s mighty close to the Atlantic Terminal Mall. Still, it’s nothing to sniff at, and the fact that there are two rentals in addition to the owner’s duplex means extra help paying the mortgage for an owner than only needs two floors to himself.

Why photos only show rentals and not the owner’s duplex where the historic detail would be?
If this moves before summer, and it will, it’ll go for $1.45M. Otherwise, less and less. The first half of this year is a reprieve for sellers (take note, holders) but a hook for clueless buyers (keep ignoring me).
Location not bad though. Congested but that’s what you get at One Hanson Place. Near Brooklyn Flea (whooptiedoo!) and all else.

we used to rent an apartment on this block and the location is fantastic. despite it’s proximity to the atlantic terminal mall, it still retains a very nice, neighborhood-y kind of feel. the only problem is that because you’re right above the atlantic ave station, it’s rats galore. we rented the upper duplex in a brownstone and never had problems, but i don’t think our downstairs neighbors, who also had the garden, loved it.
This block, across from BAM, is interesting architecturally and historically. Today I am revisiting past disasters. Montrose reminded me of the fire at the Margaret Hotel, which I witnessed and now this thread reminds me of the giant sinkhole on St. Felix Street which I also witnessed. The entire roadbed started to sink -taking the sidewalk and the house stoops with it. The block was evacuated for months. Does anyone else remember that? As a result all the stoops and ironwork on this block are new, bought and paid for by the City after the “Great Sinkhole Fiasco”.
Montrose, old photos of this block show that the houses all had substantial front porches originally, they were removed when the subway was put in under the street. Unfortunately 80 years later (mid-1990’s) the street collapsed into the ditch created for the subway. Oops! It’s a very interesting block and the photos of these houses with their original porches are beautiful. These houses are survivors.
