We might as well start the year out with a bang…This four-story brownstone at 14 Garden Place in Brooklyn Heights is pretty spectacular. In fact, it looks about perfect. Beaucoup fireplaces and moldings, tasteful built-ins, high ceilings, updated kitchen, attractive backyard. Of course, the owners know what they’ve got and, at $4,700,000 (or $1,175 per square foot) have priced it accordingly high. It’s been on the market for more than two months now with no takers. Think that’ll change once the bonus money starts clearing?

  1. Not sure what you’re talking about. Several houses traded in this price range on Garden Place in 2007 and 2008. The only question is what discount to that peak pricing will apply in this market. Frankly I don’t think shells or houses on Willow Place are very comparable to brownstones on this block in the micro-market that is Brooklyn Heights.

  2. Lovely house. The shell down the block went for 1MM and was 2/3rds the size. On Willow place the buildings went for 1.5-2MM in peak condition.

    However, the place a few doors over on Garden Place never sold at 2.X MM.

    Bigger houses on Clinton went for 3M. So maybe they’ll get it if someone _REALLY_ wants to live on this block, but this price is set for that one or two buyers.

  3. Whoa. Beautiful. And Garden Place is about the best block you can live on. It is one of those little blocks like the middle rung on the letter H, a little block-ling in Central Heights. I love the white woodwork. I love that house. I would need to win the lottery but I would know what to do with the money.
