The owners of 88 Prospect Park Southwest in Windsor Terrace paid $895,000 for the 1,750-square-foot townhouse in 2006 and, from the looks of it, did a pretty comprehensive renovation. Now they’re asking $1,150,000 for the place. The listing portrays the house as a good condo alternative, which isn’t a bad way to think of it, given the size and finishes. It’s pretty pricey on a per square foot basis for a house in this area but for someone who wants to be right across from the park in a totally refinished space maybe it’ll do the trick.

the broker is an idiot for putting up an old facade picture not at least even mentioning it. it would be like smoeone joining a dating website and putting up an old picture of themselves before they did jenny craig or something. wtf?
it would be ironic bliss tho if the actual owner DID in fact turn out to be part of the lollipop guild.

Homeowner again, following up –
* Per the Zoned A/C possibility. There’s existing ducting and registers from the basement to the first and second floor running through one of the old chimneys that could be reused and extended. That ducting never made it to the third floor for some reason, which is why I’d put in a second zone coming from the attic down

Hello all – thanks for your interest and the lively discussion, I’m the homeowner and would like to answer a couple of the questions.
* That’s an old facade picture, it’s been redone. We’ll send Brownstoner an update shortly.
* 1750 doesn’t include the basement at all – the basement has concrete floors and walls and is the size of the entire house and the kitchen extension.
* Heat is an older forced air system
* Zoned A/C would work very well, central air would probably eat up too much space, since we’re built to the walls in most cases
* Windows are standard double pane, replacing the ones on the front would reduce noise, but it isn’t terrible
* Second floor closet is a huge double-depth closet
* Floors on the first floor are wide-plank pine
* Both bathrooms and the kitchen have been re-done

The 1750 sq feet counts a 1-story kitchen extension and not the basement. The facade has been repaired and updated. The photo of the facade is from 2005/6.
