When 471 Decatur Street was an Open House Pick back in June of 2008, its asking price was $895,000. Now the three-story brownstone is listed for $695,000. Though it’s located in one of the nicer parts of Bed Stuy and is in decent shape, we suspect the lower price still isn’t a lay-up. If we had to guess, we’d say this goes at closer to $650,000. What do you think?

This house would be over a million dollars in Ft Greene or Clinton Hill. Do you really think the further three miles west and the additional 4 minutes on the A train warrants the price difference????
i think this is price right for this block. this house is completely in move in condition with a ground floor rental, which is also ideal. i hope they get their price.

This is a very pretty house, and looks nicely renovated too. I really like the realtor’s website too, it looks like a house you have to see in person.
$600,000 seems like a fair price for this nice middle-class house. But since this is Brooklyn, I can only assume that it is due to a very poor location.
From what I understand this home is in contract and has been for at least 2-3 months.
It’s a nice house on a great block. I’d say around $650K, too. I wish they hadn’t slathered white paint on every stick of woodwork, especially that pier mirror.
They are charging up to $1400 for 1 bedrooms in brownstones for Decatur in brownstones not nearly as nice as that one.
I know this block well and it is truly beautiful. This house was most likely designed by Henry Hill, Amzi Hill son. The Hill and Sons architect believed in heavily in mill-work built-ins which I am sure this house has much of… I think 600K will move this house.
