When 471 Decatur Street was an Open House Pick back in June of 2008, its asking price was $895,000. Now the three-story brownstone is listed for $695,000. Though it’s located in one of the nicer parts of Bed Stuy and is in decent shape, we suspect the lower price still isn’t a lay-up. If we had to guess, we’d say this goes at closer to $650,000. What do you think?

This looks like one of Bed-Stuys gems and though not magazine perfect, it still looks very nice. Would I have painted white all over the woodwork? Probably not. I think closer to asking @ 685k.
Comps for this puppy will probably crash to 300 to 400 grand. You guys have no idea what’s coming.

The Bed Stuy house would be more than five million dollars if it were on Sutton Place.
I saw this house in person. It is in move-in condition. Floors on upper level slant, and stair might be pulling away from wall. I’d be sure to bring structural engineer to see what is up with that. Rental is like a two-room studio, with added bonus of large and lovely laundry room. Block is extremely beautiful, friendly neighbors. It is one block from projects on Bainbridge. It’s quite large, so I’ll say around $600,000,
