When 471 Decatur Street was an Open House Pick back in June of 2008, its asking price was $895,000. Now the three-story brownstone is listed for $695,000. Though it’s located in one of the nicer parts of Bed Stuy and is in decent shape, we suspect the lower price still isn’t a lay-up. If we had to guess, we’d say this goes at closer to $650,000. What do you think?

    Historic Decatur starts on Throop. I know this as fact because I own on that block.

    Naaah, mopar. Divide loss after half off by typical months of ownership (say 60 to 84) and add it to your monthly nut. That amount, your real monthly cost, is more expensive than renting. Having you compare only monthly mortgage to rent is the oldest broker trick in the book.

  3. Naaah, BHO, my mortgage is already cheaper than renting. Any lower and the investment vultures fly in. You’re out of touch. Bed Stuy is very popular right now because it’s so affordable, lots of folks buying houses there now.

  4. i have a place around this area, infact a few blocks further east. i have found that being in ‘east’ bed-stuy is not that big an issue as is always harped on in the bed-stuy location debates.

  5. The Bed Stuy house would be more than five million dollars if it were on Sutton Place.
