House of the Day: 540 Bergen Street
540 Bergen Street (pdf flyer) has some redeeming features—nice location, pretty facade, some original details—but it’s also been chopped up into three units and suffers from a bad case of crappy listing photography. All of which may explain why the price was just reduced after only a month on the market from $1,550,000 to $1,475,000….

I see a 1908-ish washdown toilet. NICE!
Dave,
Really about the accounting. I did not know that. I love that I learned something new today. So I could not just make the two apartments an LLC and put them in there and then file business taxes? I have no clue, but I was pretty sure a gay couple friend of mine was doing this.
You guys talk for a $1.5 mil price like you were talking for a $1.8 mil six months ago and a $2 mil a year ago. Can’t you see the pattern?
BHO is right. the market is COLLAPSING. keep living in denial.
BHO, if the market were truly “collapsing” you’d be seeing brownstones half off peak comps,
But you aren’t.
Why so much drama all the time??????
“All of which may explain why the price was just reduced after only a month on the market…”
One month of a collapsing market. The photos have little to do with it.
The half-a-million-income crowd aint lookin’ to live here and you aint collectin’ twelve-and-a-half grand in rent here.
***Bid half off peak comps***
I hear ya, CGar. You’d be really close to a lot of great stuff. How do you feel about the possibility of AY so nearby?
No, Pete, what listing are you talking about? If you have it, will please send it to me.
Snarky, I’m planning to go Sunday, so I’ll let you know how it looks in person. Not one of my favorite PH blocks either, but for the right house . . .
I’m curious to know what you think of the place, CGar.
I used to live near there and it was never my favorite block, though there used to be a cute little Victorian factory I coveted. Sadly it was torn down to make room for a craptacular Feddershack.
