House of the Day: 31 Vanderbilt Avenue
This house at 31 Vanderbilt Avenue hit the market back in April asking $825,000 and is still asking $825,000 despite the passage of four months without at deal. While the exterior is attractive (if you don’t count that front door) the interior isn’t particularly impressive. Sure, there’s an original fireplace or two and a pier mirror that have survived the ravages of being converted to a four-family with blah finishes, but otherwise it’s unlikely to win the affections of old house fans. Now, if they’d lower the price a bit and the Navy Green development plans would pick up some momentum, they might have some luck.

“BHO, no, i meant it has to come down by half of what they’re asking right now!”
You’re talking all of Brooklyn! All of NYC for that matter!

“A case of BHO? Hardly. Peak couldn’t have been much more than $0.825M for this side of town.”

The photo of the kitchen…what is that on the wall to the left of the cabinets? Is that a fireplace?
I lived next door to this place for a couple years. The block is quiet. Real quiet. And you always have parking.
That said, nothing much going on. It’s safe, friendly, and ok place to live. You just have to walk an extra block or two to get to the amenities of Ft. Greene/Clinton Hill.
A bike ride gets you anywhere real quick from here: Dumbo, Manhattan, parks. It’s a row of brownstones on this street and no warehouses. One auto repair type place though at the end of the block on Flushing.
You can cross over pretty on every street, but there’s only about a block of residential on the river side of things before the Navy Yard, which is closed off. I have named it “DuBQE” or “Dubuque.” Not a lot there and a ton of traffic. Red Hook is much, much more charming.
“Can people who do please opine on what it’s like on the other side of the BQE?”
Red Hook.

Something’s not right. GMAP links to a 2-story skyline of buildings, not the 4-stories shown above. If on this block, not PJ’s goldie but an empty lot (demolished buildings) prime for low income housing (Bloomberg?). So, same difference.

I like Clinton Hill, but don’t know the area well. Can people who do please opine on what it’s like on the other side of the BQE? Is it anything like living on the other side of the BQE in Carroll Gardens and Cobble Hill, where there are limited streets on which you can cross over?
Steiner Studios! Come on ya’ll!
