Unfortunately, while it’s clear there’s some impressive historic detail in the house, the listing is very thin on both description and photos, which makes us suspect that it’s in need of some work. If that’s the case, the asking price of $825,000 is probably a little too optimistic.

That’s my part of Bed Stuy. I haven’t been paying attention to prices because I’m set for the moment, but IMO, that area is every bit as desirable as Stuy Heights….which is why I landed there. Near express A, Restoration Plaza, Tomkins shops, Bush Baby, walkable to Kush and Clinton Hill, Prospect Heights, lovely tree lined blocks. I’m not on Hancock, but I’m close to Fulton between Nostrand and Marcy and I love it there.

Oven, perception. the people with the ability to pay the 400 psf deem clinton hill is nice or safe enough hood to pay that price vs. bed stuy getting the sterotyped dangerous run 4 ye lives hood. Perception is hard to change when people come to that conclusion without direct research, interaction,… for form it in the first place. housing stock wise, think Bed Stuy and Crown Heights to have the best ones – better than all the prime BK hoods.

DIBS, worth 650k if rehab’s already? is the price drop-off that big for ppties in vs outside of the stuy Heights section?
see this is what I dont understand but I am not familiar with this area. How could Brownstones here be worth less the 200 PSF and 7 blocks away in Clinton Hill about 400 PSF? I know prices should vary by hood but such a big diff. makes no sense. Anybody care to try to explain?
BigMal…that flooring is very common throughout Bed Stuy. It’s usually only found in the front rooms of the parlour level.
No, oven, it’s about 5 blocks west.
It’s probably worth $650 if it has been totally rehabbed…all new systems.
Architecturally it is a nice block. Other than that, the only good thing about that location is proximity to the Nostrand A train.
I don’t know if the listing says more about the Brokerage Firm or the home. Both need work.
