The owners of 540 16th Street have had a tough time trying to sell their house. By the time it was listed with Brooklyn Properties last August (when we wrote about it for the first time) for $1,350,000, it had already been on the market as a FSBO asking $1,550,000 and with a small local broker for $1,499,000. Last month, the sellers finally bailed on Brooklyn Properties (where a price cut to $1,299,000 had not been enough to get the job done) and gave the nod to Warren Lewis where they’re getting a fresh start with an asking price of $1,185,000. This has to be getting pretty close to the market-clearing price for this charming Arts and Crafts pad, don’t you think?

This ain’t moving for north of a million.
Drop the ask to $995 and they might get some traction.
It wouldn’t surprise me if it goes in the high 8s.
seems like all of the houses on the west side of the block (and some on the east?) were built by the same developer. great cohesiveness architecturally, very charming, and yes, kind of on the small side. every second or third house has a cleverly designed terrace above the porch roof that is accessed through something like french doors. no railings, though — which I think lends it a cleaner look…
i thought this house was charming the first time I saw it…but that ingle nook at the entrance is just odd. if they re configured that area, and made it less of an olde world specific feature i think they could sell..and have a broader appeal

Very cute houses on these blocks — and similar houses a block over on Windsor Place. Very family-oriented blocks. The houses are charming but fairly small — and they can’t be expanded much because of FAR restrictions.
Bad news for the sellers is that a similar house (though probably worse condition) just sold in the mid-800’s, I believe. That may have been a different but close by block. (Believe I saw this on Brownstoner recently.)
This is right near an F train stop.
I saw this place last fall with Brooklyn Properties. The parlor floor is quite nice, and the living room is just as stunning in person. However it had a strange situation going on in the basement that perhaps they have remedied. Son or daughter of owner was living in the basement with a family of indeterminate size, and it was like a shanty town down there, not to mention a fire hazard, as the front exit was boarded over and a couple of makeshift rooms with bunk beds. I would be quite curious to know if that all got cleaned up, because it was creepy.
The house looks great. Kitchen needs redoing but seems to be a nice size. How’s the mass transit over there? On the mpa it looks not so good.
these houses are pretty small.. I’m guess no more than 1400 sq feet (not including probably unfinished basement), so on a per-sq ft basis, 1.1 would be pretty good.
