The owners of 540 16th Street have had a tough time trying to sell their house. By the time it was listed with Brooklyn Properties last August (when we wrote about it for the first time) for $1,350,000, it had already been on the market as a FSBO asking $1,550,000 and with a small local broker for $1,499,000. Last month, the sellers finally bailed on Brooklyn Properties (where a price cut to $1,299,000 had not been enough to get the job done) and gave the nod to Warren Lewis where they’re getting a fresh start with an asking price of $1,185,000. This has to be getting pretty close to the market-clearing price for this charming Arts and Crafts pad, don’t you think?

Isn’t that WL place btw. 3rd and 4th Aves? On 14th or something? If so, I think the WT location is worlds better. I can not for the life of me understand why people would want to live so close to major industrial activity and major traffic routes.
Sam – that’s funny. I remember reading that the worst put down one famous moated-castle dwelling Member of Parliament in the UK could think of for a popular member (not from an aristocratic background) was that “He had to buy his own furniture”. Poor soul
I agree with BrandedMatt b/c the other house Warren Lewis has for $965K is super cute inside, seems to be nicely renovated and imo on a better stretch of South Slope than living up on 16th street – but to each their own.
I put the widget at 899K but I think it might sell at less. painful for the sellers indeed as obviously they thought their house was going to fetch 1.5mil at one time…
Oh for heaven’s sake people, you can always clean out and revamp a basement. Such squeamishness. Reminds me of my relatives in Florida: “you mean you’re buying a USED house?”
The house is cute and the location is good, for Windsor Terrace, which is a bit out there, but one could get used to it. Definitely a quiet block, for those who like quiet blocks.
Is it just me, or does anyone else here find it fascinating to read old posts on places like this that were featured here months to a year ago.

I particularly like dropping a little prologue entry when the places finally sell….or languish as the case may be.
You’ll also notice how many more posts there are on average a year ago for the same house…posts dropping just like units sold year-over-year LOL!!!

I don’t know. The market-clearing-price is a falling target. They’re essentially following comps into the ground. $1.185M for a two-story in WT?

exactly M4L, the price per SF is insane if this is even close to 1400SF…one family living here, you’re talking 700/SF at best, puts it under a Mil.
It’s a cute block, and near the train, but all the houses on this street are really crowded feeling to me, and it’s Windsor terrace…nice nabe, but you’re a long trek to most services in south slope.
For comparison, look at this place offered by WL as well…it’s been sitting for months now, no takers at $965K. I saw it, a lovely house, just too small/ small room sizes. It”s probably not 1400SF (much narrower). But much better location, nice house and only 1,100 in taxes a year!
If this ain’t moving at $965, where’s that put this?

I was curious about the listing as a “two story, one family” while the floorplan shows 2 kitchens. I guess the extended family basement shantytown explains it. The price won’t trigger the mansion tax.
the house next door, which is the exact same size and style, just sold for 840K. It was sold by an estate, so it might have been in worse shape, but still it’s going to be hard to get over a million.
