This three-family brownstone at 146 Halsey Street has tons of original mahogany goodness that houses in this part of town are known for but we suspect it won’t be enough to achieve the asking price of $995,000. Even if the renovated bathrooms and kitchens were not so, um, unimpressive, we also don’t think that a million dollars is a realistic price for a nice but not spectacular house in Bed Stuy right now. We are impressed that the owners are currently getting $1,700 a month for both floor-through rentals—that’s more than we’re getting on our rental in Clinton Hill.

11217…there are some HUGE, beautiful 2 BRs that get $1,800-2,000. One bedrooms are $1,150 -$1,350 as long as they are not tiny…I’m talking a floor-thru. I could easily rent my two-floor 2 BR for $2,500 or more.

Beautiful woodwork. But hard to focus on it with coffee table and kitchen counter covered in empty soda bottles, and other debris!

It also doesn’t say anything about new electric, plumbing, heating or roof. The facade is painted as well.

I would be the first to say I really think this house is about 150K over priced. You can get the same house full of details on Jefferson two blocks away for around 650K. I really hope that this sells for close to that price to help the comps but there are so many better deals out there. I don’t think this Realtor is realistic at all. This is a nice house but it is not a Bedford Stuyvesant wow house. The location is ok your really close to the AC and supermarkets etc… but your on a two way street with buses running up and down all night. 800 should be the highest this goes for… I cannot believe i said that… My rentals are $1600 but I know people in BS that are getting $1900 for two bedrooms.

That’s exactly what I got from that too, Dave. I don’t think they are actually renting them at that price (maybe in 2005) but that they are assuming you *could* rent them at that price.
Considering I’m seeing 2 bedrooms pop up in PS for 1800 a month, I think 1700 is VERY aggressive.
Love the floors, although I hate them shiny like that.
