Located just off the park, the 4,400-square-foot turn-of-the-century house is configured as a three family, so there’s lots of extra income to help cover the mortgage you’ll have to take out to cover the asking price of $2,695,000. While that’s a lot of money these days, it doesn’t seem crazy given the size, quality and location of this place. After all, a year ago this would have been priced somewhere north of $3 million.

This house rocks!!!!!!!!!! The decorating, the colors, and the kitchen, that is. Down with beige! Wonder who lives here? I’m not as keen on the rather odd layouts in the rental apartments. Sniff.
bkny…you from Ohio?? 🙂 Garden level/street level/ground level and basement all mean essentially the same thing here in brooklyn, but you’re right, not elsewhere…about 2 steps below grade with a door under the stoop…full height seilings and windows.
The “cellar” on the other hand is what you are referring to.
Loving this house, colours and all.
Hating the price as always.
DIBS – i would hate having tenants walk thru my private space also. but don’t you consider the ground floor the 1st floor and not the basement. my ground floor has an entrance and exit and full ceiling height & windows. my basement is sub street level with no windows or doors – just a hatch. i absolutely hate it when people call my ground floor a basement – a pet peeve i guess. b/c it is functual living space. the basement has the boiler and storage.
Using it as a B&B would explain the colors. I don’t know why but it would.
About 15 years ago I truly thought of retiring and buying a B&B up in Provincetown. The thought of waking up at 5:30 to make muffins killed that whole idea.
Miss Muffett….after you meet people in real life you tend to be a lot kinder to them on brownstoner. My experience.
I would think B&B’s will take a hit as the local hotels in the area are all hurting for business. I bet the current owners are not carrying a massive mortgage that is anything close to what someone would have to carry to buy this place…
Every time I see a house like this I can only think about having like 5 kids and using the whole house for myself and my family.
Can a B&B earn a quarter-Million a year? With some rough math and assuming you’re not paying anyone for housekeeping… that’s the neighborhood you’d have to be in to make it work with this price tag.
DIBS – no, gotta be home with the kids as my hubby is working tonight. And honestly, I would feel weird about being “outed” and no longer anonymous among the bstoner crowd. As you know, I have not been so popular! (though my defenders seem to have grown in inverse proportion to the health of our economy…)
