641 10th Street is a charming house on a charming block of Park Slope just off Prospect Park. We’re particularly digging the wood work on the parlor floor. There’s also a nice deck off the back of the parlor floor. While it’s hard to say whether or not the sellers will get their asking price…

641 10th Street is a charming house on a charming block of Park Slope just off Prospect Park. We’re particularly digging the wood work on the parlor floor. There’s also a nice deck off the back of the parlor floor. While it’s hard to say whether or not the sellers will get their asking price of $2,399,000 (though we bet they’ll get pretty close to it), it’s pretty safe to say that a year ago they would have been asking a few hundred thousand dollars more. It also makes yesterday’s HOTD look like a tough sell in comparison.

This is a winner. The last photo with a blue thing hanging from the ceiling is the “attic”. it is perfectly good space, especially as a guest suite or a play space.
I would buy this and live there in a NY minute.
The blue thing in last picture is a hanging net tent. Little children love to hide in there and play. The clouds on the ceiling are great for a child’s room, and especially one with such a low and sloping ceiling. Best room in the house, IMO.
While this first caught my eye as interesting (park block, 4 stories) since a few of the photos make it look like it’s in good condition. But upon closer examination, it definitely has some downsides – chief among them, no apparent plumbing on parlor floor and bizarre tiny little kitchen on 3rd floor. And yes, an attic is not the same as true 4th floor. One thing’s for sure, prices are softening, and I think they are still not going to get their price given the significant work that’s clearly needed (moving kitchen to parlor alone would cost a pretty penny, and I agree that baths will likely need updates…)
What does it take to get real floor plans? a couple of hundred bucks.

I’ll grant you that parlor and hall are nice…but don’t agree this is better than yesterdays HOTD. Either the house or the location. Which, BTW, has comps nearby. Same street (Park Place) one of which is in contract with slightly higher asking price.
And don’t necessarily agree that awhile back this would have been priced much differently…Show me comps for south of 9th street – with un-upscale kitchen, etc…for more money than this. Then I’ll believe your assertion.
i have always wondered what the 4th floor on these ps107 park block houses might add to the value, given that three-story two families on park blocks in 107 have been going for 1.8 to 2.0 (at least i think so). given that the kitchen (it’s barely a kitchen, frankly) needs an overhaul and presumably the baths do too (otherwise, why no pics given the extensive photo album?), 2.4 seems awfully high to me. 2.1-2.2 seems about right.
anyone else agree? i guess if i’m a broker, i push it this way: 107 is less crowded than 321, 7th avenue south of ninth street is much cooler than the strip north of ninth, and the F train isn’t so bad (really!) especially if you’re right on top of it and thus not walking 10 blocks in the rain to the 2/3 or b/q the way you would be on 2nd street, say…
i think this is a pretty reasonably priced house for that location. A block from the subway, less than a block from the park. I mean pretty reasonable still leaves room for amazement at the overall state of the market, but compared to other properties we have seen with similar price tags, this looks Ok.
Overpriced. I would pay this price for the house to the right of it (in above pic). The house to the right is a true 4-story house. The “4th story” in this house is not a full story–it’s an attic.
