270SterlingPlace1207.jpgThe four-story, stoopless brownstone at 270 Sterling Place in Prospect Heights just hit the market at $1,800,000. There are no photos up on the Corcoran website yet, but judging from the windows and the visible a/c unit, we’re going to guess that this place will need some work. The new owner will either have some renovation work to do combining apartments or some paperwork to do getting the C of O to match the current 3-unit configuration. It’s also unclear whether there are any original details on the interior. That said, Prospect Place is lovely and this is a big house (4,200 square feet). We look forward to seeing some photos!

  1. yeah, that’s a good one, 3:50.

    but don’t know the square footage as you said. probably close to 2000 i suppose.

    but it’s basically the same price as buying, so it’s not THAT bad a deal at 1.8 mil.

    that one you found on craigslist is a good looking place for that price though.

    i’ll give ya that.

    but i prefer to own if renting comes nearly in line with owning price-wise.

    the peace of mind is priceless for me.

  2. You guys are not taking into account the amount of money that will have to go into this place. Also, $2500 per month for these apartments is wishful thinking, unless they are in great shape.

  3. I’m just trying figure out the math here. It’s a legal two family, but let’s say you rent out the top two bedrooms anyway. what are they worth, 2500 a month? so your getting 5k rental income. The total monthly nut is 9900 per month, so you’re paying almost 5k a month to live in a duplex.

    Am I missing something here? Who would this make sense for?
