A charming Dutch Colonial house at 795 East 19th Street that traded for $715,000 in 2003 is now on the market for $1,395,000. It’s a lovely house, to be sure: Original beamed ceilings, wainscotting, and parquet floors all look to be in excellent shape. Regardless of quality, though, is this price remotely possible? One house two blocks away at 955 East 18th Street, by comparison, sold for $955,000 last summer. Granted it’s probably not as nice but still…it makes you think.

  1. Saw the house. The kitchen may not be for everyone, but I certainly wouldn’t say it’s in poor taste. The quality is quite good. I kind dug it. The master bath is great and well done. The owners are asian and many of the newer details have an asian flair, but it somehow works.

    Overall, It’s really, really nice inside. The exterior needs a thorough going over and the garage is basically a condemned building (roof has caved in completely.)

    The block is idyllic, but it’s a long ways from newkirk or cortelyou.

    I’d say it’s about 250,000 overpriced.

  2. The house is already in contract. I heard that it went near asking. I love the details and it appears to be nicely decorated, which shows well. I don’t know exactly how much was spent on the kitchen renovation but it is ugly as hell. The hardware on the cabitnetry leans toward Mr. Ed’s stable and the island looks like it should be in Jane Jetson’s kitchen. I’d have to redo it.

  3. I agree with the poster above. Looks like a lot of time and money went into the bathroom and kitchen renos and not only are they are out of character with the rest of the house but they are out of character with good taste.

    I’m wondering what people think about houses with kitchen and bath renos like this one. Not to bash this house particularly, but their treatment begs the question – do people think the bathrooms and kitchen should complement the style of the rest of the house?

    This house has high end appliances, expensive tile work and fixtures, etc, etc. But they don’t go with the rest of the house. I also question why you would put the English telephone sprayer and spigots on the outside side of the tub. You have to climb around it to get in the tub. They gutted and redid the bathroom, so it’s not like the pipes couldn’t have been put on the other side or at the head or foot of the tub. The stainless steel appliances and especially the backsplash and range hood just don’t complement the Craftsman look of even the breakfast nook.

    I don’t know if the price is too high for the area, although it probably is about 300K too much, in my mind. It certainly is move in quality, at least from the pix, but I would want to make some changes on the very things that probably prompt the price.

  5. I agree with 1:59. This is a nice house and good renovation. However, the area near Brooklyn College is really a step down in comparison to prime areas in DP.

    My question with this area is how it will hold up in comparison to other areas in NYC near a subway like Forest Hills. This house in Forest Hills (not FHG) would be $200k or more. FH has more solid schools though. Wonder what this would be in Bay Ridge by PS 185.

    I live in north of Cortelyou and prefer the location to further south, but this place is in the Fiske Terrace proposed LPC designation, which must be a plus. This is a nice part of Victorian Flatbush. I think of the Brooklyn College area as east of Ocean Ave. There (or south of the railroad cut, the wrong side of the tracks as noted in the post above) I’d expect lower prices. Doesn’t sound like an outrageous ask, unless you think the coming crash due to the mortgage crunch should be priced in. (Cue the people to join in to say that Flatbush prices will crash, while prices in their superior neighborhood will continue to rise forever)
